We design homes that suit your site, your family, and your budget. From first concept through to a consented set of working drawings your builder can build from.
Building a new home is one of the most significant decisions most people make in their lives, and the design of that home is the foundation everything else depends on. A home that is well designed for its site, well matched to the way you live, and documented accurately from the start makes the entire building process smoother, from consent through to construction to the day you move in. A home that isn’t properly designed creates problems at every stage: consent delays, builder queries, variations during construction, and ultimately a finished product that doesn’t work as well as it should. We take the design process seriously because we understand what is at stake.
Our design service starts with a thorough understanding of your site and your brief. Every section is different, and every family lives differently. The orientation of your section, the slope, the views, the prevailing winds, the neighbouring buildings, the service connections, and the street frontage all influence how the home should be designed. At the same time, how you and your family use space, how many people will live in the home and how their needs might change over time, what you value in a home, and what your budget allows all shape the design decisions we make. We take the time to understand these factors before we start designing because good homes are built on good briefs.
We produce concept designs and full 3D models for every new home. The 3D model is a critical part of the design process because it lets you experience the proposed design in a way floor plans and elevations alone can’t. You can understand how the spaces relate to each other, how the natural light will move through the house at different times of day, how the indoor and outdoor areas connect, and how the home will look from the street and the garden. We refine the design with you through the 3D model until you are genuinely happy with the result, then we progress to the working drawing stage.
Full working drawings for a new home include architectural drawings showing all floor plans, elevations, sections, and construction details; structural drawings prepared by a licensed structural engineer; site plans and drainage plans; and all specifications and supporting documentation required for the building consent application. We prepare all of the architectural documentation in-house and coordinate with the structural engineer to integrate the structural drawings into the consent package. We lodge the full application with Auckland Council and manage it through to approval, responding to council queries and keeping you updated at every stage.
We discuss your ideas, review your site, and develop a clear design brief before we start any drawings.
We produce concept drawings and a 3D model so you can visualise your home before approving.
We develop full consent-ready working drawings to Building Code and Auckland Council standards.
We lodge and manage your building consent application on your behalf and seek approval.
Every Architech Designs home is created from the ground up for the client, site and budget. We do not use pre-drawn plans or standard templates. Instead, we consider your section, your brief, and how your family will use the home to create a design that works for you.
We have designed homes across a wide range of Auckland site types and zones, from flat suburban sections and narrow infill sites to steep North Shore and West Auckland sections and larger lifestyle blocks in Franklin and the Waikato. We also have experience working outside of New Zealand, working in the Pacific Region. This experience allows us to work with the opportunities and challenges of your specific site.
A good home needs to be more than visually appealing. Our designs are practical, buildable and designed with your budget in mind. We document projects clearly so your builder can price the work accurately and understand what is required, helping reduce ambiguity and the risk of costly variations during construction.
3D modelling Renders can be provided on every design project. Please discuss the associated costs with us if you are interested in discovering your house before it’s built. We use the model throughout the process to test ideas, explore options and refine the design with your input. It also gives you a clear picture of how your finished home will look and function before construction begins.
Have questions about the process? We offer a free consultation to help you understand what’s involved and what you need to get started.
For a straightforward project, the process from initial consultation through to building consent approval typically takes around three to five months. This generally includes two to three weeks for concept design and 3D modelling, four to six weeks for working drawings, followed by the council consent process. Every project is different, and the timeframe is different.
Auckland Council consent fees vary depending on the size and value of the proposed building work. Development contributions may also apply. You pay these costs directly to the council, and they are separate from our design and documentation fees. We can provide guidance on likely council fees during your initial consultation.
Yes. We work with clients across Auckland, the Franklin District, and Waikato, and we also offer remote services throughout New Zealand. We can manage the design process through video calls and digital platforms, with building consent documentation lodged with your local council.
We start by discussing your section, ideas, requirements and budget. We can review the site and talk through what may be achievable, along with the design and consent process involved. The initial consultation is free, with no obligation to proceed.
