Need more space without moving house? We design and document home extensions and additions that connect seamlessly with your existing home and get through council without a hassle.
Extending your home is often the most practical and cost-effective alternative to moving house, particularly in a market where the costs and disruption of buying and selling are significant. A well-designed extension gives you the space you need in a home you already know and love, in a location that works for your family, without the expense and upheaval of relocating. The key is making sure the extension is designed properly: that it connects naturally with the existing house, that it adds real value rather than just square metres, and that it goes through the consent process smoothly so your build can start without unnecessary delays.
We design home extensions across Auckland and New Zealand, working with homeowners at every stage of the process from initial concept through to a consented set of working drawings. Our first step is always to understand your home thoroughly. We visit the property, measure the existing building, and assess how the spaces currently work and where the opportunities are for improvement. We also assess the site to understand the constraints and opportunities from a planning perspective: what the Unitary Plan allows, what setbacks and height rules apply, and whether any overlays or covenants affect what can be built.
We then develop a concept design for the extension, exploring different options for how the new spaces can be connected to the existing house and how they can be oriented to make the most of natural light, outlook, and outdoor connections. We present these options with 3D visuals so you can see how the different approaches will look and feel. We discuss the options, refine the preferred design with your input, and once you are happy with the concept, we progress to full working drawings and consent documentation.
Most residential extensions require a building consent from Auckland Council. We prepare the full consent application including the working drawings, specifications, and any structural drawings required for your project, and we lodge the application and manage it through to approval. We also check whether the proposed extension complies with the Auckland Unitary Plan and advise you upfront if a resource consent is also needed, which can be the case if the extension exceeds height limits, site coverage, or setback requirements on your particular property. Flagging these issues early means they can be addressed in the design rather than becoming problems at the consent stage.
We visit your home, discuss what you need, and advise on the best design approach and likely costs.
We produce concept drawings showing how the extension will connect with your existing home.
We develop full consent-ready working drawings to Auckland Council and Building Code standards.
We lodge your building consent and manage all council correspondence until approval is granted.
Architech Designs has designed and consented home extensions across Auckland, including the North Shore, West Auckland, South Auckland, East Auckland, and the Franklin District. We work on all types of residential extensions, including rear extensions that expand living areas, ground-floor side extensions that add bedrooms or utility rooms, first-floor additions that add accommodation above the existing footprint, garage additions and conversions, and sleepout or minor dwelling additions. Each project type has its own design considerations and consent requirements, and we have the experience to manage them all efficiently.
One of the most important aspects of extension design is the connection between the existing house and the new addition. A poorly designed extension can feel disconnected from the rest of the house, create awkward circulation, or disrupt the natural light to existing rooms. We take great care with these connections to make sure the extended home works as a whole, not as an original house with something added on. This means thinking carefully about how the new spaces relate to the existing spaces, how the roof lines will work together, how materials and finishes can be used to create continuity, and how the new floor levels will connect with the existing structure.
Extensions involving first-floor additions are more complex than ground-floor extensions because they typically require structural modifications to the existing building, including strengthening of foundations, floors, and walls to carry the additional load. We coordinate with a licensed structural engineer on these projects to ensure the structural design is appropriate and that the engineering drawings and calculations are included in the consent application. The structural coordination is managed by us so you are not dealing with the engineer directly.
For older homes, particularly those built before the 1970s, there are often additional considerations around materials and construction methods. Homes that contain asbestos-containing materials, for example, require careful management during any work that disturbs those materials. We flag these issues during the design process and advise on the appropriate approach so there are no surprises for your builder when construction begins.
The building consent process for a home extension typically takes 20 working days from the date Auckland Council receives a complete application. In practice, applications that are not properly prepared can take significantly longer due to requests for further information. We prepare complete, thoroughly checked applications that are designed to go through the consent process without issue. Our track record of first-time approvals reflects the care we put into preparing consent documentation before lodgement.
The timeframe from the first consultation to consent approval for a typical home extension is usually three to four months, depending on the size and complexity of the project and the time taken for design decisions. We provide a clear programme at the start of every project so you can plan your build accordingly. If there are factors that might affect the programme, such as the need for a resource consent in addition to a building consent, we identify and communicate these at the outset rather than raising them partway through the process.
We provide fixed-price quotes for extension design and consent work after the initial free consultation. The quote covers the full scope of our work from concept design through to consent approval, including coordination with structural engineers where required. There are no hourly charges and no surprise invoices. The price we quote is the price you pay unless you ask us to change the scope of the project.
If you are thinking about extending your home and want to understand what is possible and what it might cost, call us for a free consultation. We will visit your home, assess the site, and give you an honest view of your options and the likely design and consent process before you commit to anything. We work with homeowners across Auckland from our Blockhouse Bay office and are happy to travel to properties anywhere in the Auckland region for the initial site visit.
