Architech Designs is a Licensed Building Practitioner company with over 25 years of residential design experience across Auckland and New Zealand. We are regulated by the Ministry of Business, Innovation and Employment under the Building Act 2004, which means we operate under a strict code of conduct and are accountable for the quality and compliance of the work we produce. Every home we design is drawn to meet the New Zealand Building Code, the Auckland Unitary Plan, and any site-specific requirements that apply to your property.

We work across the full range of residential project types. For new home builds, we take you from an empty section to a consented set of working drawings your builder can use on site, including full structural drawings, specifications, and all supporting documentation required by Auckland Council. For extensions and additions, we measure your existing home, understand how you want the new spaces to connect with it, and design an addition that integrates naturally with what is already there. For renovations, we reconfigure, update, and transform existing homes so they work better for the people living in them. And for subdivision projects, we design the layout, manage the resource consent, and coordinate with the surveyor and engineer to get the titles issued.

We also specialise in heritage and character residential design. Many Auckland homes fall within character overlay areas or are individually listed in the Auckland Unitary Plan as heritage buildings. Working on these properties requires a different approach to standard residential design, and we have the experience to navigate the heritage rules and design alterations that respect the character of the property while meeting your practical needs as a homeowner.

Every residential project we take on is managed personally from our Blockhouse Bay office. You will always know who is working on your project and how to reach them. We do not hand projects off between staff or outsource drawings overseas. Your home is designed by us, documented by us, and consented by us from start to finish.

We service all areas of Auckland for residential design, including the North Shore, West Auckland, South Auckland, East Auckland, the CBD fringe, Waitakere, Manukau, and the Franklin District including Pukekohe, Waiuku, Tuakau, and surrounding rural and lifestyle blocks. We also work regularly with clients in Hamilton and the wider Waikato region, and offer full remote design services for clients throughout New Zealand. For remote projects, we use video calls for design reviews, cloud-based drawing sharing, and digital consent lodgement so the service is seamless regardless of location.

Our pricing is transparent and fixed. After the initial free consultation, we provide a written fixed price quote for the full scope of design and consent work. There are no hourly rates and no surprise invoices. You know what you are paying before any work starts, and that price does not change unless the scope of the project changes at your request. We believe homeowners deserve to understand what they are committing to financially before they sign anything, and our fixed-price model reflects that commitment.

The timeframe from initial consultation to building consent approval varies depending on the complexity of the project and Auckland Council processing times, but for a typical new home build we aim to have a consented set of drawings ready within three to five months of starting work. We are upfront about realistic timeframes and will give you a clear programme at the start of the project so you can plan your build accordingly.
